RBA were engaged for the design, documentation and provision of contract administration services for a modest refurbishment and addition to a semi-detached brick and tile Edwardian cottage in St Kilda East.

Prior to the works the cottage was in a state of disrepair, particularly suffering from extensive rising damp mostly caused by a failed storm water system.

RBA managed the implementation of a new subfloor ventilation system, the reinstatement of existing subfloor vents and the damp proof course to the external brick walls and repaired wide-spread damage to hard plaster. The storm water system was also repaired.

The works also involved refurbishment to the original brick portion of the front of the house to accommodate three generous bedrooms and a bathroom, whilst all previous weatherboard additions to the rear were demolished.

The new addition includes a glazed link/ study area to connect the old and new, with an open plan kitchen, dining and living area to the rear of the site all with an outlook to a central courtyard. The internal fitout included a custom designed plywood joinery wall with a unique carved handle detail.
